Window mastic in Methil

About our window mastic in Methil

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on window sills, uPVC windows and aluminium frames, and the jobs we see most are draughts coming in around windows and doors and mastic that has split away from the wall.

Outdoor sealant needs a dry surface, so window work around Methil is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Our work is backed for twelve months, in Methil and everywhere else we cover.

Frames and glazing around Methil

Methil is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you look after a building such as Kirkland High School and Community College, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Methil Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Cameron Bridge station, renewing tired window mastic between tenants heads off draught and damp complaints.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • A sash or casement that will not close properly
  • Soft or decayed wood in the frame
  • Condensation trapped between the panes

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Timber windows & doors
  • Patio & French doors
  • Window sills
  • uPVC windows
  • Aluminium frames
  • Composite doors

Leave it or put it right?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What you get with us

Questions from Methil

Does the coastal weather in Methil affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you help a landlord with a rental near Cameron Bridge station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Do you guarantee window mastic?

Yes, for 12 months. A yearly look at the joints helps them last.

How much does window mastic cost in Methil?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Are you insured?

Yes. We are fully insured for domestic and commercial work.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

The process

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. It normally takes a morning for a couple of windows and a door. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Clear items away from the joints we are working on
  • Mention any parking rules near the property
  • Let us know if you’ve seen damp or leaks

How we quote for window mastic

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • The number and length of the joints
  • Any mould that needs treating
  • Whether the work is at height

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height

For window mastic in Methil, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Wash the frames with mild soapy water
  • Avoid blasting the frames with a pressure washer
  • Look round the frames every year or so
  • Keep timber frames painted

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Surface by surface

Patio & French doors

Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall.
