Window mastic near Windygates

Window mastic for homes and businesses in Windygates

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. If the draught is through the window seals instead, we’ll tell you. Typical jobs include rushed sealant from a window installation and hard, cracked sealant around windows, on uPVC windows, timber windows & doors and composite doors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Signs you need window mastic in Windygates

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Most people get in touch when they notice something like this:

  • Hard, cracked sealant around windows
  • Gaps where the sill meets the wall
  • Rushed sealant from a window installation
  • Black, perished sealant on frames

Homes close to Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • What preparation is included
  • Is the old sealant removed completely?
  • How long the guarantee is
  • Are they insured?

How to choose a mastic man

What happens if it’s left?

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

What you get with us

When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • A failed sealed unit that has misted up
  • Broken hinges, locks or handles
  • A frame that has rotted at the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Timber windows & doors
  • uPVC windows
  • Composite doors
  • Window sills
  • Aluminium frames
  • Patio & French doors

What happens on the day

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Windygates need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises

Advice

Windygates questions

I let a flat near Cameron Bridge station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Windygates within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you match the sealant to my frames?

Generally, yes. Tell us the frame colour when you get in touch and we’ll match it as closely as we can.

Are you fully insured?

Yes. We’re fully insured for every job we do.

How many windows can you do in a day?

A few frames take a few hours. You will get a timescale with the quote.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Can you seal the gap between the frame and the plaster indoors?

Yes. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What affects the cost of window mastic

Jobs vary more than people expect. The main factors:

  • The product the joint needs
  • Access and height
  • The size of the job
  • Working hours on commercial sites

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • Whether it’s a home or a business
  • If someone has resealed it before
  • Any access issues, like height or stairs
  • The problem you’ve noticed

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

How the job changes by surface

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

What window mastic looks like in Windygates

Windygates is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Letting a property close to Cameron Bridge station? Then renewing tired window mastic between tenants heads off draught and damp complaints. For site and facilities teams at buildings such as Buckhaven High School, larger buildings have plenty of frames, and the mastic around each one ages.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
