Why deal with it now?

Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. In a place like East Wemyss, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

FAQs for East Wemyss

Is window mastic in a coastal place like East Wemyss any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Will you come out to East Wemyss?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Can you do the inside joint as well?

Yes. Inside, the joint between frame and plaster is sealed neatly.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clear any debris from frame drain holes
  • Keep paint off silicone joints
  • Wipe condensation off the frames
  • Repaint timber before it’s bare

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Surface by surface

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What we do, step by step

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes anything from an hour or two to a full day, depending on how many frames there are in most cases. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Move anything stored near the joints
  • Mention any tricky access
  • Tell us about any water getting in

Advice

Window mastic in East Wemyss: local notes

East Wemyss is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Letting a property close to Cameron Bridge station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. In the older streets around Wemyss Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What we are called out for in East Wemyss

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, and it lets go sooner than it should.

Keep an eye out for these signs:

  • Sealant in the wrong colour for the frame
  • Water coming in at the bottom corners of a door
  • Mastic that is falling out in pieces
  • Cold air getting in at the frame edge

Managing a site like Buckhaven High School? Then larger buildings have plenty of frames, and the mastic around each one ages.
