Leven Window Mastic
Window mastic for Leven, by sealant specialists with 20+ years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Black, perished sealant on frames
- Cracked internal joints between frame and plaster
- Cold air getting in at the frame edge
Why deal with it now?
A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Window mastic in Leven, done properly
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Typical jobs include draughty joints inside around the window and mastic that has split away from the wall, across window sills, aluminium frames and uPVC windows.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
There’s a 12-month guarantee on every job, whatever its size.

Quotes for window mastic in Leven
We quote each job individually. These are the things that affect it:
- The type of sealant required
- Working hours on commercial sites
- The size of the job
- The number of rooms or windows
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
To help us quote quickly, let us know:
- Roughly how big the job is
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that’s easy
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Paint up to the joint, not over it
- Clean frames with a soft cloth and soapy water
- Walk round the house once a year and look at the joints
- Wipe condensation off the frames
Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Soft or decayed wood in the frame
- A sash or casement that won’t close properly
- Damp problems in the wall away from the window
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Window mastic in Leven: local notes
Leven is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
For landlords with property near Leven station, renewing tired window mastic between tenants heads off draught and damp complaints. For an older house near a landmark such as Scoonie Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Leven: your questions answered
Do you work for landlords with property near Leven station?
Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Does the coastal weather in Leven affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can new window sealant be painted?
It depends on the sealant. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before work begins.
Is the work guaranteed?
Yes. Every job comes with our 12-month guarantee, and we are fully insured.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do the sealants smell?
There can be a smell while the sealant cures. Ventilation helps.
Are you fully insured?
Yes. We are fully insured.
Common problems we fix in Leven
Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.
These are the problems we are asked about most:
- Cracked sealant at the sill ends
- Draughty joints inside around the window
- Rushed sealant from a window installation
- Damp patches on the reveal after heavy rain
If you look after a building such as Kirkland High School and Community College, larger buildings have plenty of frames, and the mastic around each one ages.
Before you book anyone
- How the joint is cleaned and prepared
- Whether the sealant suits the joint
- Are they insured?
- What happens if they find a problem under the old sealant
What we do, step by step
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes anything from an hour or two to a full day, depending on how many frames there are, including the tidy-up. Around Leven, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed
