East Wemyss homes and their sealant
East Wemyss is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Schools such as Buckhaven High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Wemyss Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Cameron Bridge station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Bathroom resealing for homes and businesses in East Wemyss
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you are dealing with damp behind the bath or under the tray and sealant that has split, shrunk or peeled away, we can put it right.
Bathrooms in smaller places like East Wemyss work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step
The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take half a day or less for one room, longer when the kitchen is included. Somewhere like East Wemyss may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
How to prepare
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises

Advice
Questions from East Wemyss
Is East Wemyss in your area for bathroom resealing?
Yes. We work across all of Scotland, and East Wemyss is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Do you cover smaller places like East Wemyss?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you reseal around my kitchen sink and worktop?
Yes. Next to the sink we use a food-safe product where it’s needed.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
What do you need from me for a quote?
A short description and the location, plus pictures if you have them. We will ask anything else we need to know.
Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What sealant work can’t fix
It helps to know what we cannot do too:
- Cracks in the tray itself rather than the joint
- Water coming from the plumbing rather than the joint
- Damage behind the tiles that needs a tiler
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
Joints and surfaces we work on
- Kitchen worktops & upstands
- Baths
- Basins & vanity units
- Shower trays & enclosures
- Sinks & splashbacks
- Wet rooms
Aftercare tips
After the cure time, these simple habits help:
- Avoid abrasive pads on the sealant
- Stick to a soft cloth and a mild cleaner
- Let new sealant cure fully before it gets wet
- Look for lifting corners and small gaps now and then
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
What the job involves on each surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
How we quote for bathroom resealing
The quote reflects the job in front of us. We look at:
- Any mould that needs treating
- How easy the joints are to reach
- The number of rooms or windows
- How much there is to do
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
To make quoting easier, please include:
- How we’d reach the joints
- The problem you’ve noticed
- Whether it has been sealed before
- Roughly how big the job is
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before work begins.
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
