Sand mastic for Cupar homes and businesses

What happens on the day

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours per window, depending on the condition of the joints, including the tidy-up. Around Cupar, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Advice

Sand mastic in Cupar, done properly

Sand mastic suits most period window surrounds. Newer frames usually get a flexible sealant instead, and we will talk through which suits your home. Typical jobs include tired mastic found when preparing windows for paint and patchy fillers round a sash window, across brick reveals, stone surrounds and tenement windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

You get a one-year guarantee, the same in Cupar as everywhere else we work.

Frames and glazing around Cupar

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. With historic houses such as Hill of Tarvit (about 1.6 miles south) nearby, there’s older building stock in the area around Cupar as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Schools such as Bell Baxter High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Cupar station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

Cupar is about 10 miles north-east of Glenrothes, in Fife. Jobs in Cupar get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Our Fife coverage runs to 133 places, Cupar among them. Our Dundee page covers work nearby.

Stone surrounds

We take care not to mark the stone while raking out the old mastic.

Tenement and terrace windows

Where a building is shared, window work may involve neighbours so it’s worth checking responsibilities.

Signs you need sand mastic in Cupar

Paint, silicone or cement used over old mastic causes problems. They do not suit the joint and we normally remove them.

Keep an eye out for these signs:

  • Tired mastic found when preparing windows for paint
  • Old cement repairs round a window that have failed
  • A silicone bead on a sash window that spoils the look
  • Mastic worn away on windows facing the weather

For an older house near a landmark such as Old And St Michael Of Tarvit Parish Church tower and nave, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

10 questions to ask before you book

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Planning or listed building consent (your local planning authority decides)
  • Damaged stone surrounds
  • Sash cords, weights and draught-proofing of the sashes

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Your questions about sand mastic in Cupar

Can you help a landlord with a rental near Cupar station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you cover smaller places like Cupar?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Can you replace silicone on a period window with sand mastic?

Yes. The silicone is cut out and the joint cleaned before the sand mastic goes in.

How long will you be here?

Typically it takes a few hours per window, depending on the condition of the joints. Larger jobs naturally take longer, and we will tell you how long to expect.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

What should I tell you?

A short description and the location. We’ll ask anything else we need to know.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Find out about consent before window work on a listed home
  • Go gently near the mastic when preparing windows
  • Ask us before painting near the mastic
  • Renew mastic before redecorating the windows

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Good mastic helps keep the frame dry. Once it fails, water can sit against the timber, which can lead to rot.
