How we handle sand mastic in Pitscottie

Silicone on a period window often looks wrong and doesn’t suit the building. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. If you’re dealing with old sand mastic that has cracked, crumbled or fallen out and draughty sash windows at the surround, we can put it right.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

A one-year guarantee comes as standard.

Surface by surface

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.

Stone surrounds

Old stone surrounds are often uneven, so the joint varies in width. We shape it by hand to follow the stone.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

Leave it or put it right?

If you are redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps, and the new mastic is traditionally left unpainted. In an older home around Pitscottie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

Advice

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

When it isn’t the sealant

Sealant is not the answer to every problem, and we will tell you before work begins. Sealant won’t put right:

  • Sashes that rattle, stick or won’t open
  • Whether work needs listed building consent
  • Decayed frames that need repair

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Questions from Pitscottie

Is Pitscottie in your area for sand mastic?

Yes. We work across all of Scotland, and Pitscottie is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Can you help a landlord with a rental near Cupar station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Can I paint the new mastic?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Is the work guaranteed?

Our one-year guarantee covers every job, sand mastic included.

Are you fully insured?

Yes, we are fully insured.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

How we quote for sand mastic

The quote reflects the job in front of us. We look at:

  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • Which sealant suits the joint
  • Whether the work is at height

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
