Sand mastic in Cupar Muir

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. We are often asked to deal with a silicone bead on a sash window that spoils the look and crumbling sand mastic round a window, on brick reveals, sash and case windows and stone surrounds.

Mastic can only go onto a dry joint, so outside work in Cupar Muir depends on the weather. Let us know about access to every frame, including any upstairs.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

What affects the cost of sand mastic

The quote reflects the job in front of us. We take into account:

  • When we can work, for business premises
  • Mould in or behind the old joints
  • The number of rooms or windows
  • The type of sealant required

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

What we need to know

To make quoting easier, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

Frames and glazing around Cupar Muir

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Historic houses like Hill of Tarvit (about 1.5 miles south-east) are a reminder that the area around Cupar Muir has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Schools such as Bell Baxter High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Cupar station? FAQs for Cupar Muir

Can you do sand mastic in Cupar Muir?

Yes, Cupar Muir is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Is Cupar Muir within the area you cover?

Yes, Cupar Muir is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

What does sand mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

Can new sealant go over the old?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

How long does sand mastic take to harden?

It skins over fairly quickly but takes longer to harden fully. We will tell you what to expect for your job.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • Decayed frames that need repair
  • Broken panes
  • Sashes that need overhauling

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Stone surrounds
  • Period & listed homes
  • Timber door frames
  • Sash and case windows
  • Tenement windows
  • Brick reveals

What the job involves on each surface

Tenement and terrace windows

Windows above ground floor need the right access. Let us know the floor and we’ll confirm access.

Period and listed homes

On a listed home or in a conservation area, the right material matters. Sand mastic is often the preferred finish.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The process

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a few hours for a single window, longer for several. Around Cupar Muir, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Preparing for the visit

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Do not paint over the new mastic
  • Renew mastic before redecorating the windows
  • Check the mastic when you check the paintwork
  • Avoid patching sand mastic with silicone

Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.
