About our window mastic in Cupar Muir
There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We are often asked to deal with untidy mastic left by window fitters and draughts coming in around windows and doors, across window sills, patio & French doors and aluminium frames.
In and around a place like Cupar Muir, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

When to call us in Cupar Muir
Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. That’s what backing rod is for.
It’s worth asking for a quote if you see:
- Cracked internal joints between frame and plaster
- Old mastic that has gone black or come away
- Hard, cracked sealant around windows
- Leaking joints at the ends of sills
Hill of Tarvit, about 1.5 miles south-east, is one of the historic houses in the wider area around Cupar Muir, and older homes nearby need a sealant that suits their walls.

Leave it or put it right?
A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. In a place like Cupar Muir, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

The process
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes most of a day for a typical house, less for a few frames. For a place like Cupar Muir, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Mention if the joints have been sealed before
- Mention any tricky access
- Mention any leaks or damp you’ve noticed

Advice
Cupar Muir homes and the weather
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Historic houses like Hill of Tarvit (about 1.5 miles south-east) are a reminder that the area around Cupar Muir has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you let a flat or house near Cupar station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Schools such as Bell Baxter High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What affects the cost of window mastic
Every job gets its own quote. This is what makes a difference:
- The number and length of the joints
- The type of sealant required
- Any working-time requirements on site
- The number of rooms or windows
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- The rough size of the job
- Any access issues, like height or stairs
- Any previous sealing or DIY work
- Photos by email, if that’s easy
Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand, and we’ll take it from there.
Cupar Muir questions
Will you come out to Cupar Muir?
Yes, Cupar Muir is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Cupar station. Can you help?
Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
How much does window mastic cost in Cupar Muir?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.
Where are you based?
We work from Crawley. We cover Cupar Muir and the rest of Fife, along with the rest of our area.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
How long does it take to reseal the windows on a house?
The work takes a few hours for a handful of frames, longer for a whole house. Access and the amount of old mastic make the biggest difference.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Rotten timber, which needs a joiner first
- Faulty window hardware
- Misting between the panes of a double-glazed unit (that needs a new unit)
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
What we seal
- uPVC windows
- Composite doors
- Aluminium frames
- Timber windows & doors
- Patio & French doors
- Window sills
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Keep paint and stain on wooden frames in good order
- Check the mastic once a year
- Paint up to the joint, not over it
- Wash the frames with mild soapy water
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.
Surface by surface
Patio & French doors
Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so we pay close attention there.
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.
