About our window mastic in Springfield

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Common call-outs are for gaps between the frame and the inside reveal and old mastic that has gone black or come away, across window sills, aluminium frames and composite doors.

Mastic can only go onto a dry joint, so outside work in Springfield depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Big or small, you get the same 12-month guarantee.

What window mastic looks like in Springfield

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you look after a building such as Bell Baxter High School, the mastic around its windows and doors needs looking after like any other building’s. Hill of Tarvit, about 2.2 miles east, is one of the historic houses in the wider area around Springfield, and older homes nearby need a sealant that suits their walls.

What we’re called out for in Springfield

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

Keep an eye out for these signs:

  • Damp patches on the reveal after heavy rain
  • Mastic that has split away from the wall
  • Cold air getting in at the frame edge
  • Gaps where the sill meets the wall

Letting a property close to Springfield station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Choosing a sealant specialist

Work for landlords, hotels and businesses

Landlords and agents in Springfield can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

Why deal with it now?

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In a place like Springfield, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why us?

  • A 12-month guarantee on all work
  • We never seal over old sealant
  • Sealant colour chosen to suit
  • Experience in homes, commercial sites and hotels

How the job changes by surface

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. We pay most attention there.

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.

What happens on the day

At the end, we look at the finished work together. The visit itself generally takes most of a day for a typical house, less for a few frames, depending on how much there is to do. Around Springfield, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Common questions in Springfield

Is Springfield in your area for window mastic?

Yes. Our work covers the whole of Scotland, and Springfield is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Is Springfield within the area you cover?

Yes. Springfield is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is the new sealant paintable?

Not generally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Can you do upstairs windows?

Yes, where they can be reached safely. Tell us about access when you get in touch and we will plan for it.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses.

Can you match the sealant to my frames?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

When it isn’t the sealant

It helps to know what we cannot do too:

  • Penetrating damp from a failed cavity tray or render
  • A door that needs adjusting, rehanging or new seals
  • A failed sealed unit that has misted up

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
