Remedial sealant near Springfield

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

About our remedial sealant in Springfield

If a joint fails again and again, something is causing it. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. Finding that cause comes before any new sealant. We work on botched or over-sealed joints, leaking tray & enclosure joints and shrunken worktop sealant, and people most often call us about caulk or the wrong sealant used in a wet area and kitchen joints letting water behind the worktop.

In and around a place like Springfield, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Why deal with it now?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing normally puts it right. Where something else has failed, you will hear it from us. In an older home around Springfield, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why book with us

  • An ARBOMaster approved applicator
  • Full insurance on every job
  • 12-month guarantee on every job
  • Old sealant always removed completely

See our cost guide and what customers say.

When it is not the sealant

We won’t take on work that will not last, so these are the limits:

  • A tray or worktop that needs refixing first
  • Older mastics that may need an asbestos check before removal
  • Plumbing leaks behind walls or under trays

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the size of the job. Outside jobs in Springfield need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

What affects the quote in Springfield

Every job gets its own quote. This is what makes a difference:

  • The amount of work
  • Which sealant suits the joint
  • Any mould that needs treating
  • The old material and how stubborn it is

Doing several joints on one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Helping us quote

There’s no need for technical detail. Just tell us:

  • A few pictures by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will talk you through the work and give you a clear price.

Bathrooms and kitchens in Springfield

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you let a flat or house near Springfield station, a joint that keeps failing is best fixed properly while the property is empty. Schools such as Bell Baxter High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Springfield questions

Do you cover Springfield for remedial sealant?

Yes. We work across all of Scotland, and Springfield is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

I let a flat near Springfield station. Can you help?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you offer different sealant colours?

We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.

What if resealing will not fix my leak?

We check for that before we reseal. If the fault is elsewhere, you will know before any work is done.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Springfield.

Can old silicone be taken off without scratching the tiles?

Yes. Careful removal is most of a remedial job, especially on acrylic, enamel and uPVC.

For landlords and businesses

Letting agents and landlords in Springfield can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Surface by surface

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. It’s cut out, degreased and resealed colour-matched to the worktop.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and point out any existing damage.
