What we cannot put right

In fairness, some problems need a different trade:

  • A frame that has rotted at the joint
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Damp coming through the wall itself rather than the frame joint

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

How we handle window mastic in Letham

Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Typical jobs include untidy mastic left by window fitters and a bead that doesn’t match the frame, across window sills, timber windows & doors and patio & French doors.

Outdoor sealant needs a dry surface, so window work around Letham is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep paint off silicone joints
  • Keep paint and stain on wooden frames in good order
  • Keep jet washers away from the mastic
  • Avoid harsh chemicals near the mastic

Keep the new mastic undisturbed while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from an hour or two to a full day, depending on how many frames there are and we leave things clean and tidy. Somewhere like Letham may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Clear the area around the work
  • On commercial sites, let us know about site rules
  • Try not to wet indoor joints just before the visit

What window mastic looks like in Letham

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Monimail Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Different surfaces, different methods

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.

Window sills

Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.

What affects the cost of window mastic

For a quick quote, just ask. What matters most is:

  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

How do I get a quote for window mastic in Letham?

Size, access and the old material all affect the cost. Ask us for a quote.

Will resealing my frames help with draughts?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you.

Can you do the inside joint as well?

Yes. Draughts often come through the inside gap too, so it can be worth sealing both.

Can I paint over the new sealant?

Most silicone cannot be painted. Let us know beforehand, and we will use a paintable product where it suits.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you need window mastic in Letham?

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

Signs it’s time to call us include:

  • Draughts coming in around windows and doors
  • Cracked sealant at the sill ends
  • White mastic on grey or black frames
  • Rain getting in at the frame or under the sill

For landlords with property near Ladybank station, renewing tired window mastic between tenants heads off draught and damp complaints.

Questions to ask before booking

  • How the surfaces are prepared before sealing
  • The length of the guarantee
  • How hidden problems are handled

Choosing a sealant specialist

Why deal with it now?

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
