How we handle window mastic in Lindores

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on aluminium frames, uPVC windows and window sills, and common reasons people get in touch are gaps between the frame and the inside reveal and black, perished sealant on frames.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Our work is backed for twelve months.

FAQs for Lindores

Do you cover Lindores for window mastic?

Yes. We work across all of Scotland, and Lindores is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Does the coastal weather in Lindores affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Can new window sealant be painted?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How long will my window job take?

That depends on the number of frames, how they’re reached and the state of the old mastic. You will know the timing when we quote.

Will resealing my frames help with draughts?

Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.

When to call us in Lindores

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. That’s what backing rod is for.

The most common problems we see are:

  • Draughts coming in around windows and doors
  • Rain getting in at the frame or under the sill
  • White mastic on grey or black frames
  • Mastic that is falling out in pieces

For an older house near a landmark such as Abdie Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Worn gaskets, brush seals or a door that has dropped
  • Damp problems in the wall away from the window
  • Misting between the panes of a double-glazed unit (that needs a new unit)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What happens if it’s left?

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Frames and glazing around Lindores

Lindores is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Around Lindores, as everywhere, window mastic is only as good as the preparation behind it.

What happens on the day

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for a handful of frames, longer for a whole house, depending on how much there is to do. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

How to prepare

  • On commercial sites, let us know about site rules
  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Check the mastic once a year
  • Wipe condensation off the frames
  • Clean frames with a soft cloth and soapy water
  • Make sure the drainage slots aren’t blocked

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.
