Window mastic for Dunshalt homes and businesses

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are and we leave things clean and tidy. Around Dunshalt, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

Advice

About our window mastic in Dunshalt

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on timber windows & doors, aluminium frames and patio & French doors, and common reasons people get in touch are draughts coming in around windows and doors and mastic that has split away from the wall.

Mastic can only go onto a dry joint, so outside work in Dunshalt depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

All our work comes with our 12-month guarantee, wherever you are in Fife.

Dunshalt homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

In the older streets around Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Common problems we fix in Dunshalt

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

Signs it’s time to call us include:

  • Damp patches on the reveal after heavy rain
  • A bead that doesn’t match the frame
  • Gaps left after new windows were fitted
  • Cracked internal joints between frame and plaster

Letting a property close to Ladybank station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Our hiring checklist

How we quote for window mastic

Your quote is based on your job. We take into account:

  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • Access and height

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • What’s wrong with the joints now
  • A few pictures by email, if you can
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

When something else is needed

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • A door that needs adjusting, rehanging or new seals
  • Damp coming through the wall itself rather than the frame joint
  • Faulty window hardware

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Your questions about window mastic in Dunshalt

Do you cover smaller places like Dunshalt?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do window mastic in Dunshalt?

Yes, Dunshalt is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can you do the inside joint as well?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

Can I add another job to the visit?

Yes. Just list everything you need.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

Will resealing my frames help with draughts?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep jet washers away from the mastic
  • Wash the frames with mild soapy water
  • Keep paint off silicone joints
  • Keep solvents and bleach off the sealant

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

What happens if it’s left?

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. Around Dunshalt, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
