Window mastic in Strathmiglo, done properly

The new joint doesn’t have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. We work on uPVC windows, aluminium frames and patio & French doors, and the jobs we see most are cracked or shrunken mastic around the frame and cold air getting in at the frame edge.

In and around a place like Strathmiglo, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Use gentle cleaners on frames and sealant
  • Don’t paint over the silicone
  • Keep paint and stain on wooden frames in good order
  • Wipe condensation off the frames

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant won’t do:

  • Faulty window hardware
  • A frame that has rotted at the joint
  • Damp coming through the wall itself rather than the frame joint

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Why act early in Strathmiglo

Draughts and leaks do not always mean new windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we’ll say so. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Common questions in Strathmiglo

What guarantee comes with window mastic in Strathmiglo?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Can you do window mastic in Strathmiglo?

Yes. We work across all of Scotland, and Strathmiglo is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Can you get sealant to suit coloured frames?

Generally, yes. Mention the frame colour when you ask for a quote and we’ll match it as closely as we can.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Can you reach windows above the ground floor?

Yes, where it’s safe. For high or awkward windows, we’ll tell you what access is needed.

Can I add another job to the visit?

Yes. Just list everything you need and you’ll get one quote.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

What happens on the day

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for a handful of frames, longer for a whole house, depending on the amount of work. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

For anyone letting property in or around Strathmiglo, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Do you need window mastic in Strathmiglo?

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

These are the problems we are asked about most:

  • Whistling draughts around closed windows
  • Rushed sealant from a window installation
  • Water coming in at the bottom corners of a door
  • Mastic that’s falling out in pieces

Homes close to Strathmiglo Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What your quote should include

  • How the colour is chosen
  • How long to leave it before use
  • How long the guarantee is
  • What happens if the job turns out different

10 questions to ask before you book

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
