Window & door mastic in Gateside, Fife

Window and door frames in Gateside need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.

  • Old mastic that has gone black or come away
  • Whistling draughts around closed windows
  • Gaps left after new windows were fitted

Trusted window mastic in Gateside

What happens if it’s left?

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Surface by surface

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. If we find rot, we will tell you before going ahead, as that’s a job for a joiner.

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Landlord and commercial work in Gateside

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

For anyone letting property in or around Gateside, several properties can go on one quote. Just tell us the addresses and what each one needs.

Gateside homes and the weather

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In and around Gateside, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

When to call us in Gateside

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. Backing rod sets the right depth.

People generally contact us after spotting something like this:

  • A bead that does not match the frame
  • Whistling draughts around closed windows
  • Gaps where the sill meets the wall
  • Gaps left after new windows were fitted

In the older streets around Edenshead Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

What to look for in a quote

  • Are they insured?
  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • Who does the work, and how experienced they are

Choosing a sealant specialist

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

FAQs for Gateside

Is Gateside in your area for window mastic?

Yes, Gateside is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Gateside?

Yes, Gateside is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

How much does window mastic cost in Gateside?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

Do you have sealant for grey or black windows?

Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.

Can you do the inside joint as well?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Can I paint over the new sealant?

Most silicone cannot be painted. Let us know beforehand, and we’ll use a paintable product where it suits.

Will new mastic stop draughts?

In many cases. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

What happens on the day

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a few hours for a few frames, or a day or more for a whole house for a typical job. Around Gateside, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Move anything stored near the joints
  • Tell us if parking is tricky

Advice

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Clean frames with a soft cloth and soapy water
  • Make sure the drainage slots are not blocked
  • Avoid blasting the frames with a pressure washer
  • Avoid harsh chemicals near the mastic

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.
