Glenfarg Window Mastic
Window and door frames in Glenfarg need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- A bead that does not match the frame
- Damp patches on the reveal after heavy rain
- Draughty joints inside around the window
How we handle window mastic in Glenfarg
There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. Common call-outs are for water coming in at the bottom corners of a door and sealant in the wrong colour for the frame, on uPVC windows, composite doors and timber windows & doors.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Common questions in Glenfarg
Do you cover Glenfarg for window mastic?
Yes. We work across all of Scotland, and Glenfarg is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
What guarantee comes with window mastic in Glenfarg?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
How much does window mastic cost in Glenfarg?
Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we’re using and why.
Is the new sealant paintable?
Not normally, if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.
Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Keep jet washers away from the mastic
- Ventilate rooms so frames do not stay wet inside
- Keep paint off silicone joints
- Use gentle cleaners on frames and sealant
Most silicone sealants will not take paint, so mention any painting plans before we start. There are paintable sealants for joints that need it.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
Leave it or put it right?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How the visit works
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours for a handful of frames, longer for a whole house for a typical job. Somewhere like Glenfarg may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Clear the area around the work
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children

Advice
What we cannot put right
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Broken hinges, locks or handles
- Soft or decayed wood in the frame
- Draughts through the window seals rather than the frame
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Aluminium frames
- uPVC windows
- Composite doors
- Window sills
- Patio & French doors
- Timber windows & doors
Common problems we fix in Glenfarg
On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.
Signs it’s time to call us include:
- Sealant in the wrong colour for the frame
- Mastic that is falling out in pieces
- Draughty joints inside around the window
- Draughts coming in around windows and doors
In the older streets around Arngask Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
Questions to ask before you book
- How much experience the applicator has
- How the joint is cleaned and prepared
- When the joint can take water or movement
- Whether all the old sealant comes out first

Glenfarg homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
