Bathroom resealing in Glenfarg

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, basins & vanity units and baths, and common reasons people get in touch are shrunken sealant along the back of a worktop and a joint torn by a bath that flexes.

For a place like Glenfarg, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Big or small, you get the same one-year guarantee.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What we are called out for in Glenfarg

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

People normally contact us after spotting one of these:

  • Two layers of silicone, both failing
  • Black spots spreading through the bead
  • Gaps between the worktop and the wall
  • A messy, uneven bead from a previous reseal

Homes close to Arngask Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What affects the cost of bathroom resealing

We quote each job individually. These are the things that affect it:

  • The number and length of the joints
  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Asking for a quote

To help us quote quickly, let us know:

  • If someone has resealed it before
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.

Surface by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

How it works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Glenfarg may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

When it is not the sealant

We will always be straight with you, so here’s what sealant cannot fix:

  • A bath or tray that moves because it is not properly supported
  • Water coming from the plumbing rather than the joint
  • A tray or bath that’s cracked through

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Glenfarg questions

Do you cover smaller places like Glenfarg?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is bathroom resealing in Glenfarg guaranteed?

All our work, in Glenfarg and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Bathroom resealing in Glenfarg: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
