Remedial sealant for Glenfarg homes and businesses

Do you need remedial sealant in Glenfarg?

Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, so it starts lifting sooner than it should.

Keep an eye out for these signs:

  • Caulk or the wrong sealant used in a wet area
  • Sealant that came away because the surface wasn’t prepared
  • Dark patches showing through the sealant
  • Worktop sealant that has shrunk and split

For an older house near a landmark such as Arngask Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • What happens if the job turns out different
  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it
  • What the cure time is

Remedial sealant in Glenfarg, done properly

If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will beat any new bead. We look for the cause before we reseal. We work on botched or over-sealed joints, leaking tray & enclosure joints and mouldy bath & shower sealant, and common reasons people get in touch are beads that never stuck properly and leaks that keep coming back after resealing.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Your job is guaranteed for a year, as with all our work.

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the size of the job. Around Glenfarg, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Glenfarg homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Glenfarg, as everywhere, remedial sealant is only as good as the preparation behind it.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Get the cause of a repeat leak found before resealing
  • Report a tray that rocks or a worktop that lifts
  • Always have old sealant cut out, not covered
  • Act on a lifting corner right away

Keep an eye on the joint at first, especially if movement was the problem. Should anything change, send an email to info@mrmastic.co.uk.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

What affects the quote in Glenfarg

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • Any working-time requirements on site

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Helping us quote

When you call or email, it’s useful to know:

  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is
  • Pictures of the joints, sent by email

We do not publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

What happens if it’s left?

Mould under a bead cannot be reached by cleaning. The layers have to come out, and the joint treated and dried before resealing. In a place like Glenfarg, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

Common questions in Glenfarg

Is Glenfarg in your area for remedial sealant?

Yes. Our work covers the whole of Scotland, and Glenfarg is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Is Glenfarg within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

My shower still leaks after a reseal. Can you sort it?

Yes. Repeat leaks generally come from over-sealing, movement or water getting in elsewhere, and we deal with the cause first.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Do you have insurance?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before work begins.

Do you guarantee remedial jobs?

Yes. Our one-year guarantee covers the work, and we’re ARBOMaster approved.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Movement from fittings that aren’t supported
  • Tiles that have come away from the wall
  • A cracked shower tray or bath (that needs repair or replacing)

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
