Bathroom resealing for homes and businesses in Gateside

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Gateside. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on baths, wet rooms and sinks & splashbacks, and people most often call us about splits where the tray meets the wall and failed sealant on the screen profile.

A bathroom in a place like Gateside gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

There’s a 12-month guarantee on every job, large or small.

Surface by surface

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Landlords, agents and businesses in Gateside

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Housing providers, facilities teams and property managers book us too in Gateside and across Fife. We can quote a run of properties together, and we’re fully insured.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that’s regrouting)
  • Loose or hollow tiles, or failed tanking behind them

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can

Getting a quote

Questions from Gateside

Is bathroom resealing in Gateside guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Will you come out to Gateside?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What colours of sealant can you use?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

Can you just seal over the old silicone?

No, never. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. In an older home around Gateside, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

  • 20+ years of sealant experience

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Signs you need bathroom resealing in Gateside

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone generally will not clean off.

Look out for these signs:

  • Gaps where the bath or tray has moved
  • Leaking joints on a shower screen
  • Smears of silicone across the tiles
  • Gaps between the worktop and the wall

If you live in an older home near Edenshead Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • Whether all the old sealant comes out first
  • How the joint is cleaned and prepared
  • Is VAT in the price?
  • How the colour is chosen

Choosing a sealant specialist

What bathroom resealing looks like in Gateside

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
