  • Condensation trapped between the panes
  • A door that needs adjusting, rehanging or new seals

Window mastic in Falkland

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on patio & French doors, aluminium frames and composite doors, and the jobs we see most are draughty joints inside around the window and damp patches on the reveal after heavy rain.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

There’s a 12-month guarantee on every job, large or small.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a few frames, or a day or more for a whole house. Outside jobs in Falkland need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

  • Mention any tricky access
  • Try not to wet indoor joints just before the visit

Window mastic in Falkland: local notes

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Questions from Falkland

Do you cover smaller places like Falkland?

Yes. Falkland is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Ladybank station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Do you have insurance?

Yes. We’re fully insured for every job we do.

How much does window mastic cost in Falkland?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Do you guarantee window mastic?

Yes, for 12 months. A yearly look at the joints helps them last.

How long will my window job take?

Allow most of a day for a typical house, less for a few frames. Access and how stubborn the old mastic is affect the time most.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you when we finish.

Why it’s worth doing now in Falkland

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In an older home around Falkland, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Do not aim a pressure washer at the joints
  • Walk round the house once a year and look at the joints
  • Keep paint off silicone joints
  • Air rooms to keep condensation down around windows

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

Common problems we fix in Falkland

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, and it lets go sooner than it should.

Signs it’s time to call us include:

  • Draughty joints inside around the window
  • Rain getting in at the frame or under the sill
  • Gaps where the sill meets the wall
  • Gaps left after new windows were fitted

Letting a property close to Ladybank station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Choosing a sealant specialist

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How we quote for window mastic

Every job gets its own quote. These are the things that affect it:

  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • The old material and how stubborn it is
  • The product the joint needs

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

To help us quote quickly, please include:

  • Photos by email, if that’s easy
  • What’s wrong with the joints now
  • Whether it has been sealed before
  • The rough size of the job

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved and give you a clear price.
