Regrouting in Falkland, Fife
Raking out old, cracked or stained grout and regrouting tiled walls and floors in Falkland, with a one-year guarantee on every job. Call for a quick quote.
- Cracked or crumbling grout lines
- Grout in corners that has cracked
- Grout that makes sound tiles look old
What the job involves on each surface
Corners and edges
Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on size. You can change the colour at the same time.
Regrouting in Falkland
When grout stays dark however much you clean it, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you’re at it. We work on tiled floors, kitchen splashbacks and wet rooms, and the jobs we see most are dirty, worn grout on a tiled floor and grout stained black or orange that won’t clean.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Every job is covered by a 12-month guarantee, wherever you are in Fife.

Leave it or put it right?
Grout pens and paint-on colourants only cover the surface. They don’t fill cracks or stop water and stains often come back through. A proper regrout puts new grout in the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Landlord and commercial work in Falkland
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
Regrouting around Falkland
There are hotels and other places to stay in and around Falkland. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you let a flat or house near Ladybank station, a regrout while the flat is empty is quicker than working around a tenant. Around Falkland, as everywhere, regrouting is only as good as the preparation behind it.

What affects the cost of regrouting
Call for a quick quote. What matters most is:
- Working hours on commercial sites
- The product the joint needs
- The size of the job
- The old material and how stubborn it is
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
When you call or email, these details help:
- Where the job is, and your postcode
- Any access issues, like height or stairs
- Roughly how big the job is
- If someone has resealed it before
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved.
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Tiles that have come away from the wall
- Failed tanking or waterproofing under the tiles
- A structure that flexes behind the tiles
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

How it works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours, or longer for a fully tiled room from start to finish. Outside jobs in Falkland need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Preparing for the visit
- On commercial sites, let us know about site rules
- Clear the area around the work
- Tell us if parking is tricky

Advice
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Clean with a soft brush, not anything metal
- Use a squeegee on the tiles after showering
- Avoid neat bleach and strong acid descalers on grout
- Rinse soap off the tiles after each shower
Before we leave, you’ll know when the shower can be used. Stick to that time, and go gently on the grout at first.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
Falkland questions
Do you work for hotels and guest houses in Falkland?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can you help a landlord with a rental near Ladybank station?
Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.
Do you work in Falkland?
We do. Falkland is part of the area we cover, and the service is the same as everywhere else.
Should corners be grouted or sealed?
Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.
What if some of my tiles are loose?
Loose tiles need refixing before regrouting. We will show you which ones at the start.
