New build mastic in Falkland

About our new build mastic in Falkland

For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover using the right product for each joint. Common call-outs are for smeared, uneven beads picked up at snagging and second-fix sealing on new plots, across skirting & floors, windows & doors and bathrooms & en suites.

Around smaller Scottish places like Falkland, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Act quickly if a seal starts to leak
  • Keep water off fresh sealant until it has cured
  • Check bath and shower seals every few months as the house settles
  • Open a window or run the fan after bathing

Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day before water reaches them.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

How it works

You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours for most snagging lists, longer for a run of plots in most cases. For a place like Falkland, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each joint is checked for movement before any work starts.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Before we arrive

  • Mention any parking rules near the property
  • Tell us about any water getting in
  • Move anything stored near the joints

Advice

Do you need new build mastic in Falkland?

Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak, and the problem shows up after you move in.

Common reasons people contact us include:

  • Messy sealant that spoils new finishes
  • New-build shower sealant that has already split
  • Joints pulling apart as timber shrinks
  • Worktop and upstand sealant coming away

If you’ve bought a new home near Ladybank station, the sealant around baths, showers and frames is worth checking in the first year or two.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

If you manage several properties in or around Falkland, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

What we cannot put right

In fairness, some problems need a different trade:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Deciding who is responsible under a builder’s warranty
  • Settlement cracks that need a surveyor

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What the job involves on each surface

Plot handovers

Good preparation at handover saves snagging later. Dust from the build is removed first and prime where the product needs it.

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. The joint is stripped back before the new bead goes in and baths are filled before sealing.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
