Fire rated sealant for homes and businesses in Falkland
We often work from an action list drawn up by a fire risk assessor. If you share the list, we can quote for the gaps that need fire-rated sealant. We’re often asked to deal with standard silicone or caulk in a fire-stopping gap and joints picked up in a fire-stopping survey, on door frames, linear gaps and pipe & cable gaps.
For a place like Falkland, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.
You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

What happens on the day
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes from a few hours to a few days, depending on the number of gaps and the access from start to finish. Around Falkland, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products for your records.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Let us know about parking restrictions

How to look after the new joints
To keep the joints looking good and working properly:
- Look in service cupboards and ceiling voids from time to time
- Never patch a fire seal with standard sealant
- Ask every contractor to reseal any fire stopping they disturb
- Get damaged fire seals looked at promptly
Don’t add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. We can tell you which product we used.
When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.
What we can’t put right
A few problems are outside what sealant work can do:
- Construction that does not provide fire resistance on its own
- Deciding what fire stopping a building needs
- Issuing a fire rating or certificate for a building
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Falkland: your questions answered
Do you work in hotels near Falkland?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
What does intumescent mean?
Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Can I choose the sealant colour?
We’ll suggest a colour to suit the surroundings. The product needed can limit the range.
Why act early in Falkland
Paying for fire stopping that has to be redone is a false economy. If the details weren’t followed, the seal may need redoing once someone inspects it. In an older home around Falkland, damp from a failed joint can get into timber and plaster.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear quote before any work starts.

Common problems we fix in Falkland
A lot of fire stopping is out of sight: above ceilings, inside risers and behind panels. Out of view, damage sits unnoticed until someone inspects.
These are the problems we are asked about most:
- Damaged fire sealant left by other trades
- Ordinary sealant used where a fire-rated product was needed
- Joints picked up in a fire-stopping survey
- Gaps around pipes and cables through fire-resisting walls
In and around Falkland, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.
Questions to ask before booking
- What insurance they hold
- What the quote includes, VAT included or not
- How long to leave it before use
- How the joint is cleaned and prepared

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What the job involves on each surface
Flats and HMOs
Conversions usually leave a mix of old and new service holes. We seal the ones on your specification with a tested product and the locations noted.
Plasterboard walls
In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.
