Leven Regrouting
We cover Leven for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Kitchen splashback grout stained by grease
- Grout that is cracking and breaking up
- Grout in a colour the owner wants to change
What affects the cost of regrouting
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The amount of work
- The old material and how stubborn it is
- How many areas need sealing
- Mould in or behind the old joints
What you pay reflects the work, not a rough estimate. That is why we ask about the job first.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- If someone has resealed it before
- The address or postcode of the job
- The problem you’ve noticed
- Pictures of the joints, sent by email

Regrouting in Leven
Most regrouting jobs include resealing too. Grout belongs between tiles, but internal corners and edges flex, so they need flexible silicone instead. Renewing both together means nothing is left half-done. If you’re dealing with grout in a colour the owner wants to change and grout washed out of a shower, we can put it right, on tiled floors, kitchen splashbacks and bathroom floors alike.
A bathroom in a place like Leven gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
There’s a 12-month guarantee on every job, large or small.

How the job changes by surface
Corners and edges
Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.
Shower walls
A shower wall is soaked daily, so grout there works hardest. It normally fails first.
Common questions in Leven
Will you come out to Leven?
Yes. Leven is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do regrouting in Leven?
Yes. Our work covers the whole of Scotland, and Leven is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Is regrouting a chance to pick a new grout colour?
Yes, plenty of people choose to. A darker grout hides marks better and lighter grout gives a fresher look.
Do you have insurance?
Yes. We’re fully insured.
Is it possible to regrout only the shower area?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Do you grout the corners?
Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
What we can’t put right
We will always be straight with you, so here’s what new sealant won’t do:
- A floor or wall that keeps moving
- Waterproofing that has failed below the tiling
- Leaks from pipes, valves or wastes (a plumber’s job)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on

- Wet rooms

Work for landlords, hotels and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
Letting agents and landlords in Leven can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
Why it’s worth doing now in Leven
Regrouting keeps the tiles you already have. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit usually makes better use of the time than several visits. You will get one clear quote for the whole job.
Why book with us

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
How the visit works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a shower enclosure, longer for a whole room. Around Leven, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- We reseal the internal corners and edges with silicone.
How to prepare
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts

Regrouting in Leven: local notes
Leven is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For site and facilities teams at buildings such as Kirkland High School and Community College, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Leven station, a regrout while the flat is empty is quicker than working around a tenant. Homes close to Scoonie Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
