Remedial sealant in Strathmiglo

Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We work on expansion joints, shrunken worktop sealant and mouldy bath & shower sealant, and people most often call us about beads that never stuck properly and dark patches showing through the sealant.

Bathrooms in smaller places like Strathmiglo work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

What affects the cost of remedial sealant

For a quick quote, just ask. What matters most is:

  • The number of rooms or windows
  • How much there is to do
  • The type of sealant required
  • The old material and how stubborn it is

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What we need to know

To help us quote quickly, let us know:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and send you a clear quote.

When it isn’t the sealant

To be straight with you, there are a few things sealant will not fix:

  • Sealant in an older building that needs testing for asbestos first
  • A bath, tray or worktop that moves until it’s properly fixed
  • Water damage behind tiles that needs a tiler

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

Why deal with it now?

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. Removal is the only way to get at it, and the joint treated and dried before resealing. Around Strathmiglo, water from a failed joint in an older stone home can soak into timber and plaster.

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Do you need remedial sealant in Strathmiglo?

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, so it tears when the joint moves. Backing sets the depth and stops that.

If you can see any of these, it’s time to have the joints looked at:

  • Black mould underneath the bead
  • Torn expansion joints
  • Thick, messy sealant smeared over tiles
  • Sealant applied over old sealant that has lifted

In and around Strathmiglo, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

What your quote should include

  • What preparation is included
  • Which sealant they’ll use, and why
  • What insurance they hold
  • What the cure time is

Our hiring checklist

How the visit works

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Around Strathmiglo, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

Preparing for the visit

  • Keep children and pets away from the work area
  • Clear the area around the work
  • Let us know about parking restrictions

Advice

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Remedial sealant around Strathmiglo

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In the older streets around Strathmiglo Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Deal with small splits early
  • Never seal over old silicone
  • Never fill a movement joint with mortar or grout
  • Get the cause of a repeat leak found before resealing

Where we have pointed out another fault, have it put right, or the new joint may fail again.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.
