Sand mastic for homes and businesses in Dunshalt

A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. If you have silicone on a period window that looks wrong and open joints round the window box, we can put it right, on stone surrounds, period & listed homes and timber door frames alike.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You get a 12-month guarantee, the same in Dunshalt as everywhere else we work.

Your questions about sand mastic in Dunshalt

Do you work for landlords with property near Ladybank station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Is Dunshalt in your area for sand mastic?

Yes. Our work covers the whole of Scotland, and Dunshalt is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What is sand mastic?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Is it possible to paint over sand mastic?

Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we will advise.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

When something else is needed

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Sashes that need overhauling
  • Decisions on consent for listed homes
  • Broken panes

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Do you need sand mastic in Dunshalt?

Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

If you can see any of these, it’s time to have the joints looked at:

  • Wind and rain getting in round a sash window
  • Old sand mastic that has cracked, crumbled or fallen out
  • Gaps round a timber door in stone or brick
  • Patchy fillers round a sash window

Rented homes near Ladybank station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

Dunshalt homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How it works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to a full day, depending on how many windows, including the tidy-up. Around Dunshalt, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Clear the area around the work
  • Let us know about parking restrictions

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Check with your local planning authority if your home is listed
  • Make sure water runs off the sill
  • Avoid heavy scraping on the mastic joint
  • Ask a joiner to look at soft timber first

Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.

Leave it or put it right?

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. Around Dunshalt, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
