Trusted sand mastic in Falkland

Sand mastic for homes and businesses in Falkland

Traditional burnt sand mastic that sits naturally against stone and brick. It suits period and listed homes, where modern sealant can look out of place. We work on period & listed homes, brick reveals and sash and case windows, and people most often call us about gaps where the frame meets the masonry and weathered mastic on the most exposed windows.

Mastic can only go onto a dry joint, so outside work in Falkland depends on the weather. Let us know about access to every frame, including any upstairs.

Big or small, it’s backed by our one-year guarantee.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Inspect the joints round the windows every year or so
  • Make sure water runs off the sill
  • Avoid heavy scraping on the mastic joint

Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Whether work needs listed building consent
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sashes that rattle, stick or won’t open

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Sand mastic in Falkland: local notes

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Rented homes near Ladybank station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

Common problems we fix in Falkland

Previous repairs in cement or silicone often trap water or crack away. They don’t suit the joint, and they normally need raking out.

Look out for any of the following:

  • Crumbling sand mastic round a window
  • Open joints round the window box
  • Gaps round a timber door in stone or brick
  • Silicone on a period window that looks wrong

Around Falkland, as everywhere, sand mastic is only as good as the preparation behind it.

Quotes for sand mastic in Falkland

Some jobs are bigger than they look, and some smaller. The main factors:

  • When we can work, for business premises
  • How much there is to do
  • Which sealant suits the joint
  • How many areas need sealing

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Photos by email, if that is easy
  • Where the property is
  • Roughly how big the job is
  • Whether it has been sealed before

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the job changes by surface

Stone surrounds

Sand mastic sits naturally against stone. The finish blends with the masonry.

Period and listed homes

Many older homes were built with sand mastic round the windows. If your home is listed, ask your local planning authority about consent.

What we do, step by step

At the end, we look at the finished work together. The visit itself normally takes a few hours for a single window, longer for several, depending on the size of the job. Somewhere like Falkland may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

How to prepare

  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children

Falkland questions

Do you work for landlords with property near Ladybank station?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Falkland?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What’s sand mastic made of?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.

Where are you based?

We work from Crawley. We cover Falkland and the rest of Fife, along with the rest of our area.

Is it OK to seal over old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

Do I need permission for sand mastic on a listed building?

Check with your local planning authority. They decide whether consent is needed.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings. The product needed can limit the range.
