Floor joint sealing in Lindores, done properly
Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. If you are dealing with cracked caulk along skirting in bathrooms and kitchens and grout used at the floor edge instead of sealant, we can put it right, whatever the surface.
Around smaller Scottish places like Lindores, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
Each job carries a 12-month guarantee, whatever its size.

What we cannot put right
We will not take on work that won’t last, so here’s what sealant can’t put right:
- Leaks from a failed tanking system
- A tiled floor that needs relaying
- Concrete repairs beyond the joint
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Quotes for floor joint sealing in Lindores
The quote reflects the job in front of us. We take into account:
- How many areas need sealing
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- The number and length of the joints
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
Before you ask for a quote, have a think about:
- How we’d reach the joints
- Where the job is, and your postcode
- What’s wrong with the joints now

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

What else we do in Lindores
New homes and floors in Lindores
Floors around Fife run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Community buildings like Abdie Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Questions from Lindores
Is Lindores within the area you cover?
Yes, Lindores is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is floor joint sealing in Lindores guaranteed?
All our work, in Lindores and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Is caulk good enough for skirting?
Not where the floor moves or gets wet. Caulk cracks as the floor moves and the gap reopens. A flexible sealant is the better choice.
Do you offer different sealant colours?
Most of the time, yes. We will tell you which colours the right product comes in and agree one before any work starts.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
When can I walk on the floor?
We give you a cure time for each joint. Feet are normally fine first, then mopping, then heavy wheels in most cases.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Why it’s worth doing now in Lindores
Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

When to call us in Lindores
New floors settle once they’re in use. The edges pull away from the skirting, and rigid fillers crack.
It’s worth asking for a quote if you see:
- Gaps opening between the floor and skirting
- Gaps at thresholds between rooms
- Floor edges that trap water and grime
- Open joints around bathroom floor edges
Around Lindores, as everywhere, floor joint sealing is only as good as the preparation behind it.

What happens on the day
We keep the work tidy and contained to the area we are working on. Expect the work to take a few hours, depending on the length of joint. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we check the joint and the floor and agree which sealant suits it.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
How to prepare
- Clear items away from the joints we are working on
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints

Aftercare tips
So the new joints stay in good condition:
- Cone off fresh joints until they’re ready
- Use furniture pads near skirting
- Look at floor joints each spring
- Keep caulk for dry, still joints only
Silicone sealant is not made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.
Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen.
