Gutter sealing in Lindores

We seal leaking gutter joints, end caps, fascia and soffit joints, along with roofline trims and garage door frames. It’s all about the joints, not replacing the gutter. We work on roofline trims, garage door frames and gutter end caps, and people most often call us about garage door frames letting rain in and leaking gutter joints and stop ends.

Outside joints can only be sealed when they’re dry, so work in Lindores depends on the weather. Tell us how to reach each wall, gutter and roofline.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes anything from an hour or two to a few hours for a typical job. Outdoor work around Lindores depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at where the water is coming from and check the gutter isn’t broken or sagging.
  2. Old sealant and dirt are removed from the joint.
  3. The area is dried so the sealant can bond.
  4. Gutter or exterior sealant is applied and finished.
  5. We check the run and clear any debris we find while we are there.

Preparing for the visit

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed

What happens if it’s left?

Water from a leaking joint hits the same spot every time. Over time that can stain brickwork, mark render and encourage damp, so it’s worth sealing early. Around Lindores, water from a failed joint in an older stone home can soak into timber and plaster.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Fascias that need replacing
  • Brackets that have snapped or loosened
  • Downpipes that are blocked or broken

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Gutter end caps
  • Gutter joints
  • Soffit joints
  • Garage door frames
  • Roofline trims

When to call us in Lindores

A sealant applied to a damp or dirty joint will not bond. Rushed repairs often don’t last long for this reason.

These are the problems we’re asked about most:

  • Stop ends leaking at the end of a run
  • Streaks down the brickwork from a leaking joint
  • Internal damp traced to a gutter joint
  • Garage door frames letting rain in

If you live in an older home near Abdie Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions to ask before you book

  • Whether they seal over old material or remove it
  • What insurance they hold
  • How the surfaces are prepared before sealing
  • The length of the guarantee

Our hiring checklist

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Lindores buildings and the weather

Lindores is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

In and around Lindores, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint.

Questions from Lindores

Does the coastal weather in Lindores affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Will you come out to Lindores?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What guarantee comes with the job?

Are you fully insured?

Will you clear out my gutters?

We clear what’s around the joints we work on. Full gutter cleaning is a separate job.

Is it possible to stop a gutter joint dripping with sealant?

Usually, if the gutter is sound. We clean and dry the joint before sealing so the sealant bonds.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Do not leave a sagging gutter
  • Watch for drips in a downpour
  • Glance at the soffit joints now and then
  • Keep the gutters clear of debris

If a gutter starts to sag, get the brackets looked at. Movement will pull the joints open again.

If an end cap is dripping, deal with it before winter. A winter of drips can lead to damp patches inside.
