New homes and floors in Lindores
Lindores is within about 2 miles of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Lindores, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Lindores is about 10 miles north of Glenrothes, in Fife. From the centre of Lindores to the outskirts, new build mastic is available for homes and businesses alike. Our Fife coverage runs to 133 places, Lindores among them. Dundee is on our list too, around 12 miles away.

New build mastic in Lindores
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation, because that is what rushed new-build sealant usually lacks. Typical jobs include worktop and upstand sealant coming away and messy sealant that spoils new finishes, on plot handovers, bathrooms & en suites and windows & doors.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Why deal with it now?
Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. You get one visit and one clear quote for the lot. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Your questions about new build mastic in Lindores
Is new build mastic in Lindores guaranteed?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover Lindores for new build mastic?
Yes. Our work covers the whole of Scotland, and Lindores is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Is it worth resealing while the house is still settling?
Any seal that is leaking should be redone straight away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.
Can you match the sealant colour to my new kitchen or bathroom?
That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We’ll agree it with you first.
Is it normal for sealant to crack in a new home?
There are usually two causes: the house moving as it dries, and sealant that never bonded properly. A proper reseal deals with both.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
How it works
The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours in a single home, and we explain the cure time before we leave. Outdoor work around Lindores depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Each joint is checked for movement before work begins.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
How to prepare
- Plan for the work area to be out of bounds to pets and children

Advice
How the job changes by surface
Show homes
Show homes need sealant that looks right from day one. We lay neat, even beads in colours to suit the finishes.
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in.

How to look after the new joints
So the new joints stay in good condition:
- Report sealant problems to your builder during the snagging period
- Keep water off fresh sealant until it has cured
- Act quickly if a seal starts to leak
- Record problems with dated pictures
Do not stand on the bath edge or the lip of the tray in the first few weeks. Report any movement in a bath or tray.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and protects the rest of the house.
DIY versus a professional finish
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
When it is not the sealant
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Cracking that points to a structural problem
- Movement caused by a poorly fitted tray or bath
- Cracked trays, tiles or worktops
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we are called out for in Lindores
The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
Most people get in touch after spotting something like this:
- Messy sealant that spoils new finishes
- Kitchen sealant that has pulled off the wall
- Cracks appearing as a new home settles
- Plot mastic for developers ahead of handover
For jobs in and around Lindores, choosing the right material for each joint is as important as a tidy finish.
