New build mastic for homes and businesses in Grange of Lindores

Some new-home owners let the house settle before resealing. For small cosmetic gaps, that is reasonable, but a seal that’s letting water through needs doing now. Typical jobs include second-fix sealing on new plots and beads laid onto grit and dust from the build, across kitchens, bathrooms & en suites and show homes.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours in a single home and we leave things clean and tidy. Somewhere like Grange of Lindores may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Looking after it afterwards

So the new joints stay in good condition:

  • Ventilate bathrooms well, especially in the first year
  • Act quickly if a seal starts to leak
  • Put sealant faults on your snagging list early
  • Check bath and shower seals every few months as the house settles

Don’t stand on the bath edge or the lip of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.

Do not let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you, so raise it early.

How the job changes by surface

Kitchens

Worktops in new homes can move slightly as the house dries, which opens gaps along the back. A fresh flexible bead closes them.

Windows and doors

On new builds, external frame sealant can be patchy. It’s resealed with an exterior sealant suited to the frame and wall.

When to call us in Grange of Lindores

When the heating goes on in the first winter, the house dries fast. Skirting, frames and worktops pull away slightly and cracked sealant shows up.

The most common problems we see are:

  • Untidy sealant flagged on a snagging list
  • Cracked sealant around new window and door frames
  • Second-fix sealing on new plots
  • Skirting joints opening in the first winter

Whether the job is in Grange of Lindores itself or nearby, the right material for each joint matters as much as a neat finish.

Questions to ask before booking

How we quote for new build mastic

Jobs vary more than people expect. The main factors:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • The number of rooms or windows
  • Working hours on commercial sites

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • Where the property is

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.
