What the job involves on each surface

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

How we handle external mastic in Lindores

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where mortar or filler would crack. If you have weathered mastic that no longer stretches and brick movement joints where the sealant has split, we can put it right, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Around Lindores, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Common problems we fix in Lindores

Some movement joints have been pointed up with mortar. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

The most common problems we see are:

  • Brick movement joints where the sealant has split
  • Movement joints filled with mortar instead of sealant
  • Plants rooting in failed movement joints
  • Old sealant gone brittle and cracked

Around Lindores, as everywhere, external mastic is only as good as the preparation behind it.

Choosing a sealant specialist

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracks in the bricks or render themselves, away from the joints
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Loose or hollow render, which needs re-rendering

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Façade panels
  • Render & cladding joints
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames
  • Copings & trims

Why deal with it now?

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. In a place like Lindores, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Lindores: your questions answered

Is external mastic in a coastal place like Lindores any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Lindores?

Yes, Lindores is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you.

What information do you need?

Let us know what needs doing and where, with photos by email if possible. If we need more, we’ll ask.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall so the joint blends in. Exterior sealants come in a good range of colours.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Quotes for external mastic in Lindores

You will get a clear quote before work begins. It’s based on:

  • Whether the work is at height
  • The type of sealant required
  • Mould in or behind the old joints
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Asking for a quote

What to tell us when you ask for a quote:

  • Where the property is
  • Any access issues, like height or stairs
  • A few photos by email, if you can
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

What external mastic looks like in Lindores

Lindores is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you live in an older home near Abdie Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Lindores is about 10 miles north of Glenrothes, in Fife. Lindores gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. We cover 133 towns and villages across Fife, from the larger towns to small villages. There’s also a page for Dundee, about 12 miles away.
