New build mastic around St Andrews
St Andrews is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
If you’ve bought a new home near Leuchars station, the sealant around baths, showers and frames is worth checking in the first year or two.

About our new build mastic in St Andrews
Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks instead of bonding to the dust. If you have gaps opening as the house dries out and settles and messy sealant that spoils new finishes, we can put it right.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Clean sealant with mild detergent, not abrasives
- Check bath and shower seals every few months as the house settles
- Put sealant faults on your snagging list early
- Act quickly if a seal starts to leak
Avoid standing on the rim of the bath or the edge of the tray. Report any movement in a bath or tray.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
What affects the cost of new build mastic
You will get a clear quote before work begins. It takes into account:
- How much there is to do
- How easy the joints are to reach
- Any working-time requirements on site
- Which sealant suits the joint
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
There’s no need for technical detail. Just tell us:
- Any access issues, like height or stairs
- Where the property is
- A few photos by email, if you can
- The problem you’ve noticed
There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.
How it works
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from a few hours to several days, depending on the number of plots. Outside jobs in St Andrews need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely down to clean surfaces.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
Preparing for the visit
- Tell us about any water getting in
- Mention if the joints have been sealed before
- Keep pets and children clear of the area while we work

Landlords, agents and businesses in St Andrews
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
What happens if it’s left?
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time, and they’re avoidable with good preparation. In an older home around St Andrews, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

When to call us in St Andrews
The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
These are the problems we’re asked about most:
- Sealant work across a run of new homes
- Frame joints opening as the plaster dries
- Skirting joints opening in the first winter
- Sealant that never bonded to the surface
In and around St Andrews, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Questions to ask before you book
- Whether they seal over old material or remove it
- Are they insured?
- How long the guarantee is
- What product goes in the joint
