New build mastic in Newport-on-Tay

Across Newport-on-Tay, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method does not change: remove, clean, prime where needed, then a neat new bead. We work on plot handovers, show homes and kitchens, and common reasons people get in touch are shower seals failing in the first year or two and worktop and upstand sealant coming away.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

There’s a 12-month guarantee on every job, large or small.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

Leave it or put it right?

A hairline gap at a skirting can wait, but a leaking seal cannot. Not sure whether yours can wait? You can send an email to info@mrmastic.co.uk with a few pictures and we will tell you. In an older home around Newport-on-Tay, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why us?

  • We agree the colour with you first
  • Anti-fungal silicone where joints get wet
  • We never seal over old sealant
  • An ARBOMaster approved applicator

What the job involves on each surface

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. It’s resealed with an exterior sealant suited to the frame and wall.

Skirting and floors

Gaps under skirting are one of the most common new-build snags. A flexible sealant closes it without cracking like caulk.

Joints and finishes in Newport-on-Tay homes

Newport-on-Tay is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

How it works

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take anything from a few hours to several days, depending on the number of plots. Outdoor work around Newport-on-Tay depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you are given the cure time.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Wipe joints with warm soapy water
  • Use the extractor fan every time you shower
  • Get a leaking seal dealt with right away
  • Keep pictures and emails about snagging items

Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. Report any movement in a bath or tray.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and protects the rest of the house.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Deciding who is responsible under a builder’s warranty
  • Settlement cracks that need a surveyor
  • Broken tiles or a split tray

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

When to call us in Newport-on-Tay

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

Common reasons people contact us are:

  • New-build shower sealant that has already split
  • Sealant that never bonded to the surface
  • Joints pulling apart as timber shrinks
  • Kitchen sealant that has pulled off the wall

Around Newport-on-Tay, as everywhere, new build mastic is only as good as the preparation behind it.
