When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Broken tiles or a split tray
  • Your warranty claim itself, which is between you and the builder
  • Cracking that points to a structural problem

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

New build mastic in Leuchars

Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks instead of bonding to the dust. If you are dealing with smeared, uneven beads picked up at snagging and second-fix sealing on new plots, we can help.

For a place like Leuchars, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the number of plots and we leave things clean and tidy. Somewhere like Leuchars may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

  • Mention any leaks or damp you’ve noticed

Joints and finishes in Leuchars homes

Leuchars is within about 2 miles of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Around Leuchars, as everywhere, new build mastic is only as good as the preparation behind it.

Leuchars is about 7 miles south of Broughty Ferry, in Fife. Across the KY16 area, we can carry out new build mastic at your property. Our Fife coverage runs to 133 places, Leuchars among them. There’s also a page for Dundee, about 7 miles away.

Every address in KY16 is covered for new build mastic. If you need new build mastic at a property on Main Street, Station Road and Norman View or a nearby road, our applicators can take on the job. Leuchars is on the A919, which makes it straightforward to reach. Nearby, we also carry out new build mastic in Guardbridge (1 mile south), Balmullo (2 miles west), Lucklawhill (2 miles west), Pickletillum (2 miles north-west) and Drumoig (3 miles north-west). Larger places within reach include Leven (13 miles south), St Andrews (4 miles south-east), Cupar (7 miles south-west), Methil (14 miles south), Newport-on-Tay (4 miles north-west) and Anstruther (13 miles south-east).

Do you need new build mastic in Leuchars?

New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart and the sealant has to cope with the movement.

Any of these means the joints need attention:

  • Internal frame sealant that has split
  • Skirting joints opening in the first winter
  • Plot mastic for developers ahead of handover
  • Cracks appearing as a new home settles

If you’ve bought a new home near Leuchars station, the sealant around baths, showers and frames is worth checking in the first year or two.

Leuchars questions

Do you work for landlords with property near Leuchars station?

Yes. We work for landlords and letting agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Leuchars?

Yes, Leuchars is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

When is the best time to reseal in a new build?

Any seal that is leaking should be redone right away. Cosmetic gaps can wait until the first year or two of movement has passed.

Why does sealant fail so quickly in new builds?

There are usually two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Should I go to my builder first?

While the snagging or warranty period runs, the builder should be your first contact. If they’re slow or the fix doesn’t last, we can help.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Keep pictures and emails about snagging items
  • Act quickly if a seal starts to leak
  • Report sealant problems to your builder during the snagging period
  • Avoid running a DIY bead over the old one

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it, which can damage the surface.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and the new finishes intact.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Leave it or put it right?

A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. Around Leuchars, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.
