Your questions about new build mastic in Balmullo

Do you work for landlords with property near Leuchars station?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Is Balmullo within the area you cover?

Yes, Balmullo is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

When is the best time to reseal in a new build?

If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.

How much does new build mastic cost in Balmullo?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

Where are you based?

We are based in Crawley, and we work across South East England, London and Scotland.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

New build mastic in Balmullo, done properly

In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. Typical jobs include kitchen sealant that has pulled off the wall and internal frame sealant that has split, on bathrooms & en suites, plot handovers and windows & doors.

For a place like Balmullo, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

What we do, step by step

We keep the work tidy and contained to the area we’re working on. Expect the work to take a few hours for most snagging lists, longer for a run of plots, and we explain the cure time before we leave. Outside jobs in Balmullo need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

How to prepare

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions

Honest limits

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracking that points to a structural problem
  • Plumbing faults behind the sealant
  • Damaged fittings that need replacing

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

How the job changes by surface

Show homes

In a show home, the sealant is on display. Every bead is neat and coloured to suit the room.

Kitchens

Sink joints are wet all the time. A kitchen sealant goes in there.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Signs you need new build mastic in Balmullo

Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak.

Signs it’s time to call us include:

  • Frame joints opening as the plaster dries
  • Gaps between new skirting and floors
  • New-build shower sealant that has already split
  • Gaps opening as the house dries out and settles

Around Balmullo, as everywhere, new build mastic is only as good as the preparation behind it.

Our hiring checklist

Leave it or put it right?

Resealing everything on a snagging list in one visit is generally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times to plan around. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
