Frames and glazing around Balmullo

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Letting a property close to Leuchars station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Balmullo questions

Can you do window mastic in Balmullo?

Yes. Our work covers the whole of Scotland, and Balmullo is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Balmullo?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

How many windows can you do in a day?

Allow anything from an hour or two to a full day, depending on how many frames there are. Access and the amount of old mastic make the biggest difference.

Are you fully insured?

Yes, we’re fully insured.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you seal inside as well as outside?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

How do I get a quote for window mastic in Balmullo?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Surface by surface

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Do you need window mastic in Balmullo?

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. A sealant that cannot keep up eventually tears.

Common reasons people contact us include:

  • Untidy mastic left by window fitters
  • Gaps where the sill meets the wall
  • Cold air getting in at the frame edge
  • Rain getting in at the frame or under the sill

In and around Balmullo, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • When the joint can take water or movement
  • Whether they’re fully insured
  • How hidden problems are handled
  • Whether the sealant suits the joint

10 questions to ask before you book

The process

At the end, we look at the finished work together. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the size of the job. Outside jobs in Balmullo need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Look round the frames every year or so
  • Air rooms to keep condensation down around windows
  • Paint up to the joint, not over it
  • Avoid blasting the frames with a pressure washer

Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Quotes for window mastic in Balmullo

Jobs vary more than people expect. The main factors:

  • When we can work, for business premises
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • What’s wrong with the joints now
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.
