Window mastic in Drumoig, done properly
Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We’re often asked to deal with leaking joints at the ends of sills and gaps left after new windows were fitted, across aluminium frames, composite doors and timber windows & doors.
Mastic can only go onto a dry joint, so outside work in Drumoig depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning for a couple of windows and a door. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit
- Keep children and pets away from the work area
- Clear the area around the work
- Let us know about stairs, lifts or work at height

Windows and doors in Drumoig
Drumoig is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Homes close to Lady Leng Memorial Chapel include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep solvents and bleach off the sealant
- Air rooms to keep condensation down around windows
- Walk round the house once a year and look at the joints
- Clear any debris from frame drain holes
Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
Drumoig: your questions answered
Do you cover smaller places like Drumoig?
Yes. Drumoig is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Leuchars station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Will resealing my frames help with draughts?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
Do you guarantee window mastic?
Yes. All our work carries a 12-month guarantee, and we’re fully insured.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can you reach windows above the ground floor?
Usually, yes. Access is planned before work begins, so mention the height and anything in the way.
What the job involves on each surface
Composite doors
Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.

What we are called out for in Drumoig
Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.
If you can see any of these, it’s time to have the joints looked at:
- A bead that does not match the frame
- Rain getting in at the frame or under the sill
- Whistling draughts around closed windows
- Rushed sealant from a window installation
For landlords with property near Leuchars station, renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- Are they insured?
- How the colour is chosen
- What the cure time is
- Whether the sealant suits the joint
Why deal with it now?
A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.
