Window mastic in Crail, done properly
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. If you have water coming in at the bottom corners of a door and draughts coming in around windows and doors, we can help, whatever the surface.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Questions from Crail
Is Crail within the area you cover?
Yes, Crail is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does the coastal weather in Crail affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Will resealing my frames help with draughts?
Yes, if the air is getting in around the frame. If it’s coming through the window seals, we’ll tell you.
Will there be a smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Can you seal over the old sealant?
No. We remove every bit of old sealant first, so the new sealant bonds properly.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Common problems we fix in Crail
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that cannot keep up eventually tears.
Most people get in touch when they notice one of these:
- Hard, cracked sealant around windows
- Sealant in the wrong colour for the frame
- Water coming in at the bottom corners of a door
- Cracked internal joints between frame and plaster
For an older house near a landmark such as Parish Church Hall, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Before booking anyone
- Whether they seal over old material or remove it
- How long to leave it before use
- Who does the work, and how experienced they are
- What happens if the job turns out different
When something else is needed
To be straight with you, some problems need a different trade:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A frame that has rotted at the joint
- Damp problems in the wall away from the window
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Air rooms to keep condensation down around windows
- Make sure the drainage slots are not blocked
- Wash the frames with mild soapy water
- Keep jet washers away from the mastic
A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.
Surface by surface
Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Window mastic in Crail: local notes
Crail is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Around Crail, as everywhere, window mastic is only as good as the preparation behind it.

Quotes for window mastic in Crail
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether old sealant or filler has to be cut out
- The size of the job
- Whether the work is at height
- The product the joint needs
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Asking for a quote
When you contact us, these details help:
- Photos by email, if that is easy
- Whether it’s a home or a business
- Access, such as stairs, a lift or height

What we do, step by step
At the end, we look at the finished work together. The visit itself generally takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. For a place like Crail, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Mention any parking rules near the property
- Let us know if you’ve seen damp or leaks
