Window mastic in Lower Largo

Questions from Lower Largo

Does the coastal weather in Lower Largo affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Will you come out to Lower Largo?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Will resealing my frames help with draughts?

Yes, where the draught is at the frame edge. We check where the draught is before work begins.

Does the work come with a guarantee?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Can new window sealant be painted?

Not normally, if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

How we handle window mastic in Lower Largo

From a single sill to a whole house of windows, you will get a clear quote before any work starts. Just send an email to info@mrmastic.co.uk and tell us how many frames there are and how they’re reached for window mastic in Lower Largo. If you have hard, cracked sealant around windows and mastic that’s falling out in pieces, we can put it right, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How we quote for window mastic

Jobs vary more than people expect. The main factors:

  • Any working-time requirements on site
  • Access and height
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • The rough size of the job
  • What’s wrong with the joints now
  • The type of property
  • Pictures of the joints, sent by email

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear quote.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Check the mastic once a year
  • Wipe condensation off the frames
  • Keep drainage slots and sill grooves clear
  • Wash the frames with mild soapy water

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Different surfaces, different methods

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so we pay close attention there.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

Windows and doors in Lower Largo

Lower Largo is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Letting a property close to Leven station? Then renewing tired window mastic between tenants heads off draught and damp complaints. In the older streets around Largo Parish Church And Churchyard, the joint between an old wall and a newer frame is generally the first place rain gets in.

How the visit works

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a morning for a couple of windows and a door. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • For business premises, tell us about site rules or sign-in

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Condensation trapped between the panes
  • A door that needs adjusting, rehanging or new seals
  • Faulty window hardware

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Window sills
  • Timber windows & doors
  • uPVC windows

Why it’s worth doing now in Lower Largo

Working on frames from a ladder with a sealant gun isn’t easy, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why book with us

  • We leave the area clean and tidy
  • Colour agreed with you before work begins
  • An ARBOMaster approved applicator
  • A 12-month guarantee on all work
