External mastic in Lower Largo
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we will confirm what access is needed. If you have brick movement joints where the sealant has split and moss and dirt in joints with no sealant left, we can put it right, on render & cladding joints, copings & trims and brickwork movement joints alike.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Honest limits
We won’t take on work that won’t last, so these are the limits:
- Rising or penetrating damp from elsewhere in the wall
- Structural movement, which needs a surveyor or engineer
- Cracking across the wall rather than at a joint
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Brickwork movement joints
- Joints between brick and frames
- Concrete & block
- Façade panels
- Copings & trims
- Render & cladding joints
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Walk round the building once a year and look at the joints
- Keep high-pressure jets off the joints
- Never let anyone fill a movement joint with mortar
- Ask before painting over external sealant
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.
Once a joint can’t move, the wall finds another way, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
How we quote for external mastic
The quote reflects the job in front of us. We look at:
- The number of rooms or windows
- The number and length of the joints
- When we can work, for business premises
- Whether the work is at height
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- Where the job is, and your postcode
- The rough size of the job
- What’s wrong with the joints now
- A few pictures by email, if you can
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before we start.
Your questions about external mastic in Lower Largo
Can you help a landlord with a rental near Leven station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is Lower Largo within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What is backing rod for?
That is backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only so it can flex with the joint.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
How long will you be here?
As a guide, most jobs take anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we’ll say how long yours will take.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.
Outside joints around Lower Largo
Lower Largo is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In the older streets around Largo Parish Church And Churchyard, older walls, gutters and the joints where extensions meet them need a flexible sealant. If you let a flat or house near Leven station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Leave it or put it right?
An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost around the joint, so the damage spreads beyond the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

What happens on the day
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours to a few days, depending on the length of joint and the access in most cases. Around Lower Largo, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed
