Why it’s worth doing now in Bonnybank

Running new sealant over the old bead rarely lasts. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. In a place like Bonnybank, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

External mastic for homes and businesses in Bonnybank

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. We work on joints between brick and frames, façade panels and concrete & block, and common reasons people get in touch are movement joints filled with mortar instead of sealant and failed seals between different materials.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

How it works

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. Outdoor work around Bonnybank depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on
  • Tell us about any previous sealing or DIY attempts

Advice

Bonnybank: your questions answered

Is Bonnybank within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does living near the coast affect external mastic in Bonnybank?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is generally a movement joint. It gives the wall room to move and needs a flexible seal, not mortar.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

What is backing rod for?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

What the job involves on each surface

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Façade panels

Aftercare tips

So the new joints stay in good condition:

  • Tell anyone working on the walls about the movement joints
  • Keep soil, plants and ivy away from the joints
  • Deal with leaking gutters that soak the joints below
  • Ask before painting over external sealant

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Outside joints around Bonnybank

Bonnybank is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Schools such as Kirkland High School and Community College are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you live in an older home near Arnot Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Cameron Bridge station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What affects the cost of external mastic

There’s no set price list, because no two jobs are the same. What we look at:

  • Whether there’s mould to deal with
  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.
