External & façade joints in Star, Fife
Professional external mastic in and around Star, with every bit of old sealant taken out first and a 12-month guarantee.
- Water getting into walls through failed joints
- Plants rooting in failed movement joints
- Sealant that has lost its bond to the brick or render
Outside joints around Star
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
In and around Star, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. Letting a property close to Markinch station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How we handle external mastic in Star
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it. We’re often asked to deal with moss and dirt in joints with no sealant left and damp patches traced to an open external joint, on brickwork movement joints, copings & trims and joints between brick and frames.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
You’re covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What affects the quote in Star
There’s no set price list. What we look at:
- Any mould that needs treating
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
What we need to know
When you contact us, it’s useful to know:
- A few pictures by email, if you can
- Roughly how big the job is
- Where the property is
- Access, such as stairs, a lift or height
Want a quote for external mastic? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear quote before any work starts.
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Check external joints each spring
- Fix overflowing gutters above sealed joints
- Get split or bare joints resealed while the damage is small
- Tell anyone working on the walls about the movement joints
Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.
Why deal with it now?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
What we cannot put right
We will always be straight with you, so here’s what sealant cannot fix:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Render that is blown, hollow or coming away
- Cracked brickwork or render that needs a builder or plasterer
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Render & cladding joints
- Concrete & block
- Copings & trims
- Brickwork movement joints
- Façade panels
- Joints between brick and frames
Questions from Star
I let a flat near Markinch station. Can you help?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Will you come out to Star?
Yes. Star is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
How do I get a quote for external mastic in Star?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.
How long does external mastic last?
It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Our work comes with a one-year guarantee.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can you quote for more than one area?
Yes. Just list everything you need and you will get one quote.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
What else we do in Star
What we do, step by step
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job usually takes a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. Somewhere like Star may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- Both sides are cleaned back to sound material and primed if needed.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Preparing for the visit
- Tell us about any water getting in
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
