How we handle external mastic in Kingskettle

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. Common call-outs are for weeds or debris growing in open joints and weathered mastic that no longer stretches, across concrete & block, façade panels and brickwork movement joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

All of our work is guaranteed for twelve months, in Kingskettle and everywhere else we cover.

Your questions about external mastic in Kingskettle

I let a flat near Ladybank station. Can you help?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Can you do external mastic in Kingskettle?

Yes. Our work covers the whole of Scotland, and Kingskettle is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is it OK to fill a movement joint with cement?

No. A mortar-filled joint cannot move, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

Where are you based?

Mr Mastic is based in Crawley. We cover Kingskettle and the rest of Fife, along with the rest of our area.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Are you insured?

Yes. Mr Mastic is fully insured.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Why it’s worth doing now in Kingskettle

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once. Around Kingskettle, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Ask before painting over external sealant
  • Walk round the building once a year and look at the joints
  • Keep movement joints as flexible joints, not mortar
  • Show decorators and builders where the movement joints are

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

Small splits are the time to act. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

How the job changes by surface

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and protects the render itself.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.

External mastic in Kingskettle: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. With historic houses such as Hill of Tarvit (about 4.9 miles north-east) nearby, there’s older building stock in the area around Kingskettle as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

For an older house near a landmark such as Kettle Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

What we are called out for in Kingskettle

Some movement joints have been pointed up with mortar. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Look out for any of the following:

  • Movement joints filled with mortar instead of sealant
  • Rain getting behind render or cladding at a joint
  • Moss and dirt in joints with no sealant left
  • Sealant pulling away from one side of the joint

Letting a property close to Ladybank station? Then split movement joints are easy to miss on a rental until damp shows inside.
