External & façade joints in Freuchie, Fife
Professional external mastic in and around Freuchie, with old sealant always removed completely.
- Sealant pulling away from one side of the joint
- Water getting into walls through failed joints
- Failed sealant between panels on a façade
External mastic in Freuchie
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. We are often asked to deal with failed sealant between panels on a façade and joints where the bead has come unstuck, on concrete & block, brickwork movement joints and joints between brick and frames.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
A one-year guarantee comes as standard, so you are covered after we’ve gone.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Do you need external mastic in Freuchie?
Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.
The most common problems we see are:
- Moss and dirt in joints with no sealant left
- Sealant pulling away from one side of the joint
- Joints pointed up with cement by mistake
- Movement joints with cracked, split or missing sealant
For landlords with property near Ladybank station, outside joints that have cracked can let damp into a rental, so check them between lets.
What your quote should include
- What guarantee comes with the work
- Whether they’re fully insured
- What happens if they find a problem under the old sealant
- What product goes in the joint
Freuchie: your questions answered
Do you cover Freuchie for external mastic?
Yes. Our work covers the whole of Scotland, and Freuchie is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Do you cover smaller places like Freuchie?
Yes, Freuchie is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Where are you based?
Our base is Crawley. Our area covers South East England, London and Scotland.
Are you fully insured?
Yes. We’re fully insured.
Can new sealant go over the old?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
How long does the job take?
Typically it takes a few hours for a handful of joints, longer for a whole elevation. Bigger jobs take longer.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.

When it isn’t the sealant
New sealant can’t fix everything, and we will tell you before we start. It won’t solve:
- Structural movement, which needs a surveyor or engineer
- Cracking across the wall rather than at a joint
- Loose or hollow render, which needs re-rendering
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Wash walls gently around the sealant
- Do not let climbing plants root in the sealant
- Act on the first splits you see
- Fix overflowing gutters above sealed joints
Don’t paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint and spoil the finish.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal before water has had years to get in.
Freuchie buildings and the weather
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

How it works
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before we start. Most jobs take a few hours to a few days, depending on the length of joint and the access. For a place like Freuchie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
