External mastic near Markinch

External mastic in Markinch

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We are often asked to deal with sealant that has lost its bond to the brick or render and panel joints letting water in, on copings & trims, façade panels and brickwork movement joints.

External sealant needs dry surfaces, so outdoor work around Markinch is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Big or small, it’s backed by our 12-month guarantee in Markinch and across Fife.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Fix overflowing gutters above sealed joints
  • Keep movement joints as flexible joints, not mortar
  • Look over the joints every year, ideally after winter
  • Point out the joints to other trades

Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

How the job changes by surface

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.

Quotes for external mastic in Markinch

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The size of the job
  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

When you call or email, it’s useful to know:

  • Whether it has been sealed before
  • The rough size of the job
  • Access, such as stairs, a lift or height
  • The type of property

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will send you a clear quote before any work starts.

Honest limits

In fairness, some problems need a different trade:

  • Damp that is not coming from the joint
  • Loose or hollow render, which needs re-rendering
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What external mastic looks like in Markinch

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Rented homes near Markinch station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. If you look after a building such as Auchmuty High School, larger buildings have long runs of movement joint that eventually need resealing.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Markinch may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Why deal with it now?

The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
