Remedial sealant in Markinch, done properly
Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. Common call-outs are for a shower that leaks however often it’s resealed and dark patches showing through the sealant, on shrunken worktop sealant, leaking tray & enclosure joints and botched or over-sealed joints.
In and around a place like Markinch, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
We stand behind the work with a one-year guarantee, so you are covered after we have gone.

For landlords and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Remedial sealant in Markinch: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For site and facilities teams at buildings such as Auchmuty High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Markinch station, botched sealant from a previous quick fix is easier to strip out between tenants.

What we cannot put right
Before booking, it’s worth knowing the limits:
- Plumbing leaks behind walls or under trays
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Failed tanking or loose tiles behind the sealant
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
What we seal
- Shrunken worktop sealant
- Botched or over-sealed joints

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Leave it or put it right?
Ripping out a bathroom is not normally needed. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. In an older home around Markinch, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit is normally more efficient than separate visits. We’ll give you a clear price for the lot.

The process
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours, depending on how many layers have to come out from start to finish. Outside jobs in Markinch need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- The joint is cleaned, treated for mould and left to dry.
- We use the right backing and sealant for any joint that moves.
- The new joint is tooled neatly and we explain anything else we found.
How to prepare
- Tell us if parking is tricky
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can

Advice
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Deal with small splits early
- Get the cause of a repeat leak found before resealing
- Check ceilings under showers for marks
- Have loose fittings fixed before resealing
Keep an eye on the joint at first, particularly where the original failure was caused by movement. If anything changes, just email us at info@mrmastic.co.uk.
A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.
How we quote for remedial sealant
The price is agreed before any work begins. It’s based on:
- How easy the joints are to reach
- The size of the job
- Any working-time requirements on site
- The old material and how stubborn it is
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Photos by email, if that’s easy
- Where the property is
We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
