Remedial sealant in Star

The wrong product in the wrong joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. If you are dealing with beads that never stuck properly and wide, uneven beads that look worse than the old ones, we can help.

Bathrooms in smaller places like Star work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What we do, step by step

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. The work usually takes a few hours, depending on how many layers have to come out. Somewhere like Star may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Before we arrive

  • Clear the area around the work
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

Advice

Your questions about remedial sealant in Star

Is Star in your area for remedial sealant?

Yes. We work across all of Scotland, and Star is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

I let a flat near Markinch station. Can you help?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Can you strip sealant from an acrylic tray safely?

Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Someone sealed over the old bead. Can you fix it?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Can you fix a reseal that hasn’t worked?

Yes. First we check whether the leak is the sealant at all, then strip and reseal the joints.

What happens if it’s left?

Repeat failures have a cause. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

What you get with us

Landlord and commercial work in Star

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Remedial sealant around Star

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For landlords with property near Markinch station, a joint that keeps failing is best fixed properly while the property is empty.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Plumbing leaks behind walls or under trays
  • Movement from fittings that aren’t supported

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Where we work in Star

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Expansion joints
  • Botched or over-sealed joints

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Have loose fittings fixed before resealing
  • Never seal over old silicone
  • Deal with small splits early
  • Never fill a movement joint with mortar or grout

Keep an eye on the joint at first, particularly where the original failure was caused by movement. If anything changes, just email us at info@mrmastic.co.uk.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Do you need remedial sealant in Star?

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

People generally contact us after spotting one of these:

  • Sealant that came away because the surface wasn’t prepared
  • Mould trapped under a layer of silicone
  • Decorators’ caulk around a bath or shower
  • Floor or wall movement joints that have failed

Around Star, as everywhere, remedial sealant is only as good as the preparation behind it.
