Bathroom resealing in Star

How we handle bathroom resealing in Star

Homes in Star have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you have black mould in the silicone that won’t clean off and a reseal done over the top of the old bead, we can help, whatever the surface.

For a place like Star, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Big or small, it’s backed by our 12-month guarantee.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Do not leave water standing on kitchen joints
  • Keep an eye on the corners, where splits start
  • Avoid abrasive pads on the sealant
  • Dry the bead with a towel now and then

Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What sealant work can’t fix

It helps to know what we can’t do too:

  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)
  • A tray that rocks until it’s re-bedded

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Where we work in Star

  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & upstands

What the job involves on each surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line does not stand out.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

What bathroom resealing looks like in Star

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In and around Star, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Rented homes near Markinch station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What we do, step by step

The work is kept neat and contained to the joints we’re treating. The job normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. For a place like Star, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access

We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured for the work.

For anyone letting property in or around Star, several properties can be quoted together. Just tell us the addresses and what each one needs.

Why deal with it now?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
